PROPERTY INSPECTION TIPS:
HELPING TO IDENTIFY THE LIABILITIES
  • Develop a checklist of places to check
-  inside areas, tenant spaces and common areas (lobbies hallways,
restroom, break areas, HVAC system and electrical closets, boiler rooms)
-  roof, and basements,
-  adjoining structures, grounds,  garages and/or parking areas

  • Develop a list of items to look for
-  Lease compliance
- Code compliance (electrical, health, fire, miscellaneous others)
- Life-safety features (fire extinguishers, sprinkler systems, adequate exit  
capacity, blocked exits, evacuation routes posted, etc)
- Slip, trip and fall hazards,
- Structural integrity
- Security systems (exterior lighting, UPS power supply, emergency power)

  • Perform daily or weekly site inspections
  • Document findings- assign someone to address the issue,
  • Document Corrective Actions Implemented
